How to Find Hidden Mold in Your House: What to Do When You Can’t See the Source

You suspect mold in your home—but you can't see it.

Maybe there was a leak years ago. Maybe you've noticed a musty odor. Maybe environmental testing came back elevated, but no one has been able to identify where the problem is coming from.

This is one of the most common reasons homeowners contact Mold Dog Detection.

Mold isn't always growing somewhere obvious. When moisture gets into concealed building materials, mold growth can potentially occur behind walls, underneath flooring, around windows, beneath cabinets, under tubs and showers, or in other areas that aren't readily visible during a standard inspection.

So how do you actually find it?

Start With the History of the Home

Finding hidden mold isn't just about looking for black spots on a wall. A good investigation starts by asking where moisture may have been present.

Think about the history of the property:

  • Previous plumbing leaks

  • Roof leaks

  • Window or door leaks

  • Water intrusion during storms

  • Appliance leaks

  • Overflowing tubs, sinks or toilets

  • Past flooding

  • Areas that were repaired or remodeled after water damage

A wall may look perfectly normal today even though there was a moisture problem behind it in the past.

That's why understanding how the building is constructed and how water could have traveled through it can be an important part of a hidden mold investigation.

Look for Clues Beyond Visible Mold

Visible growth is only one clue.

Other conditions that may warrant further investigation include staining, damaged or swollen building materials, deteriorated cabinetry or baseboards, persistent musty odors, evidence of previous repairs, or known water intrusion.

The goal isn't to assume every unusual condition means mold.

It's to identify areas where additional investigation may be justified.

Environmental Testing Can Provide Information—But It May Not Tell You Where to Look

Homeowners sometimes come to us after having an ERMI or other environmental mold test performed.

The result may suggest that certain mold species are present in collected household dust, but an ERMI does not identify the exact location of mold growth within a home.

Likewise, traditional air sampling represents the airborne conditions in a particular location during the sampling period. It can provide useful information, but it isn't a map showing where concealed mold is growing.

That's why the question sometimes changes from:

“Is mold present?”

to:

“Where is it coming from?”

What About Mold Behind Walls?

This is where hidden mold investigations become more complicated.

You generally don't want to start randomly opening walls throughout a house hoping to find something.

Instead, the investigation should progressively narrow down areas of concern.

Depending on the property and findings, that can involve examining building conditions, considering the history of water intrusion, targeted environmental sampling and investigating concealed spaces where appropriate.

And this is also where a professionally trained mold-detection K9 can provide another investigative tool.

How Mold Detection Dogs Can Help Locate Areas of Concern

Professionally trained mold-detection K9s use their sense of smell to search for odor associated with mold.

At Mold Dog Detection, K9 Smokey and K9 Rocky systematically search accessible areas of a property to help identify locations that may warrant closer investigation.

A K9 alert is not laboratory confirmation, a mold species identification or a substitute for investigating the building.

It's a clue.

And that's an important distinction.

The dogs help us determine where to look. The investigation continues from there.

When one of our K9s identifies an area of concern, our inspector evaluates the surrounding conditions and considers what may be happening within the structure. When appropriate, targeted environmental samples can then be collected and submitted to an independent laboratory.

Why Building Knowledge Matters

Finding an area of concern is only part of the investigation.

The next question is:

Why might something be happening there?

Our inspector, Emmanuel, is a NORMI™ Certified Mold/IAQ Inspector with a general-contractor background.

That construction experience can be particularly valuable when evaluating potential water pathways and building conditions involving windows, plumbing, exterior penetrations, roofing, previous repairs and other components of the home.

This is why our approach goes beyond simply walking a mold-detection dog through the property.

A Hidden Mold Investigation Should Follow the Evidence

There isn't one mold test or inspection method that answers every question.

Our approach combines:

K9 Detection → Building Investigation → Targeted Environmental Testing → Clear Next Steps

The appropriate investigation depends on the property, its history and what is discovered along the way.

Sometimes the answer is relatively straightforward.

Other times, the clues need to be pieced together.

That's why we approach hidden mold as an investigation—not a quick walk-through.

What If a Previous Mold Inspection Found Nothing?

A previous inspection that didn't identify mold doesn't necessarily answer every question about concealed areas of a property.

Different inspections use different methods and have different scopes.

If you still have a reason to investigate—such as documented water damage, an unresolved musty odor, environmental testing that warrants further investigation, or another specific concern—it may make sense to approach the property from a different direction.

The goal shouldn't be to prove that mold is there.

The goal should be to follow the evidence and understand what is actually happening in the home.
